Intelligent Investing: The Retirement Savings Drain: Hidden ...

I normally write something I feel can help most investors. Occasionally you run across something that just needs to be shared. This eye opening?new report from the Demos Organization, authored by Robert Hiltonsmith, is compelling. Highlights below, link to the report at the end.

Though your retirement or bank accounts statements contain no evidence of it, everyone who has an IRA, 401k, or any other individual retirement savings account pays a variety of fees every year. But because these fees are taken ?off the top? of investment returns or share prices accountholders generally have no idea how much all of this is costing them.
These fees can be substantial: over a lifetime, fees can cost a median-income two-earner family nearly $155,000 and consume nearly one-third of their investment returns. Worse, these fees are often excessive and financial services companies can get away with charging higher-than-necessary fees for a number of reasons, namely: the savers? lack of information, the inefficiency of financial markets and individualized investing, and the substantial costs?both in money and time?associated with switching between investment brokers.
This brief sheds light on the hidden costs of 401(k)-type individual retirement plans, details the different types of fees paid by the consumers, and uses an example investment from Demos? own 401(k) plan to illustrate these fees? heavy burden on the average account-holder. Using industry data on fees, the brief estimates the high costs of 401(k) fees to a model family over a lifetime of saving for retirement. The brief also explains the causes of the nearly universal excessive fees that investment firms charge to savers, and argues for a wholesale reform of this country?s broken private retirement system.

KEY FACTS

LIFETIME FEES

  • According to our fee model, a two-earner household, where each partner earns the median income for their gender each year over their working lifetime, will pay an average of $154,794 in 401(k) fees and lost returns.
  • A higher-income dual-earner household, one where each partner earns an income greater than three-quarters of Americans each year can expect to pay an even steeper price: (as much as) $277,969.

OTHER FEE FACTS

  • The median expense ratio of mutual funds in 401(k) plans was 1.27 percent in 2010.
  • Trading costs vary from year to year, but have been estimated to average approximately 1.2 percent a year as well.
  • In the long run, the average mutual fund earns a 7 percent return, before fees, matching the average return of the overall stock market. However, the post-fee returns average only 4.5 percent, meaning that, on average, fees eat up over a third of the total returns earned by mutual funds.
  • Smaller 401(k) plans have higher average fees than larger ones. The median expense ratio for plans with less than 100 participants was 1.29 percent, while for plans with more than 10,000 participants, it was 0.43 percent.

TYPES OF 401(k) or IRA FEES

  • Expense Ratio Fees: This ratio incorporates the administrative, investment management, and marketing fees charged to savers. Because these fees do not vary much from year to year, they are reported as a static expense ratio and listed both in a retirement plan?s summary documents and the individual prospectuses of each mutual fund in the plan.
  • Trading Fees: The costs incurred by a mutual fund when buying and selling the securities (bonds, stocks, etc.) that comprise the fund?s underlying assets. Investment managers of mutual funds pay a fee each time they buy or sell one of the securities that comprise the underlying assets of the fund, and they pass these on to savers via the funds? share prices. Trading fees vary from year to year depending on the frequency with which fund managers buy and sell the funds? assets.

As always, talk to your advisor to find out what you can do to minimize?the impact of fees on your retirement nest-egg.

AP Interview: Papal leaks author calm amid storm

ROME (AP) ? For someone at the center of one of the Vatican's greatest scandals in recent decades, Gianluigi Nuzzi seems awfully cool.

The investigative journalist who published a book of leaked papal documents begs to get off the phone one day because he's playing with his two kids at home in Milan. A day later he's ensconced in a swank hotel on Rome's Via Veneto, joking about cutting his journalistic chops as a 13-year-old writing for a weekly Mickey Mouse magazine.

But Nuzzi, 42, is very much in the hot seat for revealing the secrets of one of the most secretive institutions in the world, accused of an unprecedented attack on both the pope and the Catholic Church.

"His Holiness: The Secret Papers of Benedict XVI" was published last week. In the few days since, it has become the most-talked about book in Italy and the Vatican, 273 pages of leaked Holy See documents and analysis of the Vatican's internal machinery that represents its biggest security breach in recent history.

The documents expose episodes of political infighting, intrigue and accusations of corruption and homosexual liaisons going on under the watch of the 85-year-old Benedict. Taken together with other leaks that have emerged in the Italian press in recent months, they paint a picture of a Catholic Church hierarchy in utter disarray.

The papers include letters to the pope and his private secretary, bank statements, a handwritten memo the pope's personal secretary wrote in his native German about a meeting with a member of the disgraced Legion of Christ.

None of the documents represents a smoking gun that will bring down the papacy. Most are of interest only to Italians, as they concern relations between Italy and the Vatican and a few local scandals and personalities. But their very existence and the fact that they were taken from the pope's own desk has provoked an unprecedented reaction from the Vatican. A criminal probe, a high-level internal investigation and administrative whodunit is under way, and Nuzzi has been put on notice that legal action is pending.

Nuzzi, who as a child used to ring the church bells at his local parish, is unfazed.

Asked Wednesday how he was doing, Nuzzi smiled and says he's living "with the serenity of someone who did his job, who found news and made it public."

"This is news," he said of his book, and then revealed news of his own about his sources. "We have a group of people ? I can count more than 10 ? who decided to make things public. When they made this choice months ago, I think and believe they were perfectly aware of what would happen."

So far only one person has been arrested in the scandal: Paolo Gabriele, the pope's personal butler, who was taken into custody by Vatican security last week after a trove of Benedict's documents were found in his Vatican City apartment.

The arrest gave the scandal an unfathomable Dan Brown twist: the pope's trusted butler, a citizen and employee of the Vatican city state, a devout 46-year-old father of three accused of stealing the pope's secret papers.

But few believe that Gabriele acted alone and he has promised to cooperate with the investigation, suggesting that other heads may roll.

Unless he is a very good actor, Nuzzi's demeanor implied that the butler actually didn't do it. The author stumbled when he pronounced Gabriele's last name and seemed to genuinely ache for a fellow father of young children who was deprived of his freedom.

In an interview with The Associated Press, Nuzzi said he had spoken to his key source ? identified only by the code name "Maria" ? since the whirlwind erupted and said the source projected "an absolute serenity" about what was transpiring.

Benedict on Wednesday broke his silence about the case, saying in his general audience that the turmoil of recent days had "brought sadness to my heart." But he added that he renewed his trust and faith in his assistants who "every day, with loyalty and a spirit of sacrifice and in silence, help me fulfill my ministry."

A day earlier, the No. 2 in the Vatican secretariat of state, Archbishop Angelo Becciu, accused those responsible of an unprecedented "brutal" attack on the pope, saying the stolen papers didn't just concern matters of internal church governance but represented the thoughts of people who in writing to the pope believed they were essentially speaking before God.

Nuzzi acknowledged the sentiments, but has stressed that the documents weren't private papers so much as documentation about relations between states and issues of interest to the public ? data that his sources risked their livelihoods to expose because they couldn't bear to keep them secret.

"I understand the pain that this news has caused. And I respect the pain and also people's anger," he said. "Just as I understand the pain of these people who were living with these issues ? secrets that they just couldn't endure."

The motivations for the leaks remain unclear: Some commentators say they appear designed to discredit Benedict's No. 2, the Vatican secretary of state, Cardinal Tarcisio Bertone. Others say they're aimed at undermining the Vatican's efforts to become more financially transparent. Still others say they aim to show Benedict's weakness in running the church.

Nuzzi, who isn't a Vatican reporter by trade, refuses to speculate on the motivations of his sources. But he rejects the idea that warring factions of cardinals are behind them.

"I'm not lucky enough to meet with cardinals," he says.

He also says the book is not an attack on the pope or the church.

"There is not a word in this book that is against the Holy Father," he said.

Nuzzi gained prominence with his 2009 book Vatican SpA, based on a trove of leaked documents detailing scandals at the Vatican bank. He believes his sources approached him with the new documents based on the even-handed way he wrote the previous book.

Some of the best parts of the new book are in the introduction, where Nuzzi recounts the cloak-and-dagger nature of his meetings with his source, more secretive than his many meetings with Mafia turncoats. The first meeting was a test; he was being watched to see if he was trustworthy. Then there was an invitation he didn't refuse to get into a car for a long drive around Rome to ensure he wasn't being followed. Finally, a meeting in an unfurnished apartment, with a single chair in the living room where his source was sitting.

Nuzzi found the level of precaution "exaggerated," laughable even.

"But then I understood that working inside the Vatican, these people have an obsession with secrecy," he explained.

He picks up a copy of the book and reads aloud the citation on the back cover, attributed to "Maria."

"My courage is to make known the most tortuous events of the church, make public secrets big and small that would otherwise never escape the Bronze Door (of the Apostolic Palace)," he read. "Only now do I feel free, liberated from the unbearable complicity of those who know yet kept quiet."

SecureIT

The vast majority of those who rely on SecureIT ($1.95/month for three licenses) for antivirus protection don't necessarily know they're using it. Most of the company's installations are handled by ISP partners; less than two percent of users purchase the product directly. In addition to protection against viruses and other malware, the product offers a firewall and phishing protection. However, the only thing it does really well is keep malware from infesting a clean system.

Managed Installation
Installation is straightforward, but if it seems too difficult you can have the company's tech support experts manage the process for you. For $29.95 extra, they'll clear out any conflicting software, install the product, and run a scan for active malware. I don't know how many people would choose to pay more than a year's subscription price just to get security software installed. And if manual malware cleanup is required to get the product installed, that's a separate fee.

The product installed correctly on most of my malware-infested systems. Problems on one test system went away after I uninstalled and reinstalled the product. SecureIT would not install on a test system that can only run in Safe Mode due to malware. Many vendors offer an online scanner, a no-install cleanup tool, or a bootable cleanup disk; not SecureIT. My contact at the company confirmed that the product won't install in this situation, noting that SecureIT "is not designed to be a simple clean-up utility, but rather a long-term preventative maintenance application."

On another test system the SecureIT installation finished, but the product didn't run correctly due to a problem with some Visual Basic support files. Worse, this same problem balked the uninstall routine, so uninstalling and reinstalling wasn't an option. SecureIT simply didn't do the job on those two test systems.

Very Poor Malware Cleanup
Even when it did install and run properly, SecureIT did a poor job of cleaning up malware-infested systems. It only detected 58 percent of the threats, and its malware removal score of 3.6 of ten possible points reflects the fact that it left behind tons of malware traces for those threats it did detect. Quite a few were still running after SecureIT's alleged removal. Also, in several cases it detected and removed a malware installation file without doing anything about the active threat.

SecureIT performed especially poorly against rootkit samples. It detected 60 percent of them, but left the rootkit technology actively running for more than half of those it detected. ZoneAlarm Antivirus + Firewall 2012 ($59.95 direct for three licenses, 3 stars) detected all of these same threats and scored 8.2. When tested with my previous set of samples, Norton AntiVirus 2012 ($39.99 direct, 4.5 stars) detected 100 percent and scored 8.9 points.

For an explanation of how I test malware removal and derive these scores, see How We Test Malware Removal.

Related Story

The most surprising thing about these test results is that SecureIT uses the BitDefender engine, and Bitdefender Antivirus Plus 2012 ($39.95 direct for three licenses, 4 stars) was much more effective in testing. My contacts at BitDefender took a look at the product and concluded that while all the necessary components are present, the routines for disinfection just don't get called.

The brother of blind activist Chen Guangcheng has gone missing, a lawyer said on Saturday, days after he fled his village in northeastern China to seek help for his son who has been detained in a case that has become a rallying point among rights activists.

Chen Guangfu, the eldest brother of Chen Guangcheng, fled his home in Shandong province and arrived in Beijing on Wednesday to seek legal help for his son, Chen Kegui, who is being held on an attempted murder charge.

He appears to have become the latest target of the government's reprisals against Chen Guangcheng's family in the wake of the blind activist's escape from his village in late April after 19 months of detention at home.

Chen Guangcheng took refuge in the U.S. embassy, where he stayed for six days and sparked a diplomatic crisis between China and the United States. That crisis, which overshadowed a visit by Secretary of State Hillary Clinton, was finally defused last Saturday when China allowed Chen to fly to the United States to study.

Chen Guangfu did not return to his hotel room in Beijing on Friday night, Shandong-based lawyer Liu Weiguo told Reuters.

Zhao Wei, a Shandong supporter of Chen Guangcheng's family, was the last person to have contact with Chen Guangfu before they parted ways on Friday afternoon, Liu said.

"As of now, there's still no news on Brother Guangfu," Liu said. "We're not optimistic. Guangcheng is also very worried. He's contacting friends to look (for him)."

The news of Chen Guangfu's disappearance comes three days after the 55-year-old farmer and odd job laborer recounted to Reuters details of his own torture and reprisals by authorities since his brother's escape. ?

Money Pros And Cons ? Personal Finance Basics | personal finance ...

Money Pros and Cons ? Personal Finance Basics

Is money good or is it bad? Depending on what way you look at it, cash can be good but it can be a bad thing as well. Money is good because it creates the opportunity for any type of lifestyle you desire. It can fund your dreams like going on vacation or could allow you to retire early. Cash provides the ability to have a family, live in the neighborhood you want and allows to you to do anything you can imagine. Smart money management is the easiest form of personal finance basics.

The down side to money is if you live for it. By slaving away at a job that you don?t enjoy to earn money makes it bad. Money misguides people enough to become workaholics and desert their friends and family.

Without question cash does have more good aspects than bad. Unfortunately the bad things related to money are often linked with misuse or greed.

What is Money to you?

Is earning boat loads of money to live anyway you want important to you or would you like to work just enough so you can kick back and enjoy a modest lifestyle. The options are easy with hardly any grey area and we all make that choice when dealing with the personal finance basics in our lives.

If you feel that working 60 hours every week so you can boot around in an expensive vehicle and live in a 3500 square foot home is the way you enjoy living then good for you. Sadly, I believe|in my opinion} you are a slave to money if you must work that much to own an expensive car and oversized home.

On the other side of the scale if you only desire all play and zero responsibility then you are a slave to yourself. Cash probably has little value to you and you make just enough to get by. Is that bad? Who am I to say.

I believe there is a happy medium when it comes to money. It?s possible to get all of the pros and none of the cons. Hard work is incredibly important but it?s good to know that you should not work for money. The more you understand personal finance basics, the more it will start to give back to you and the less likely you will be it?s slave.

The best advice I can give is to find an occupation that you truly enjoy and would love to do for free anyway. If you?re unhappy at your job its likely because you only see the how much you make at your job. The way to make money a good thing in your life is to alter the way you think and love where you are. The great thing is, the more passion you put into everything in your life, the more the money will actually flow in. In short you will work less and make more.

All About Satellite television Phones | TechnologiesA-Z.blogspot.com

The satellite telephone is nothing but a type of cellular phone that, in contrast to any standard mobile phone, supplies service virtually anywhere. It?s often more expensive compared to cell phones because they provide an essential capability of obtaining and producing telephone calls whenever you want and everywhere, independent of an area cell phone services or geographical boundaries.

Identification

A satellite tv telephone connects to a satellite tv in orbit pertaining to achieving conversation. This is not the same as a conventional cell phone that connects to a nearby and land-based services tower. Even though cell phone sites use geostationary satellites for reaching a larger conversation radius, mobiles don?t right dial to those satellites.

Characteristics

Several satellite tv telephone sites use an interconnected network regarding satellites within the geosynchronous orbit that enables the particular network to achieve global insurance with only three to four geostationary satellites. The other method of satellite telephone communication is always to place the geostationary satellites in the low-earth orbit. This specific, however, demands more variety of satellites pertaining to achieving world-wide coverage. They can be smaller even so for reducing launch charges.

Effects

The actual microwave transceiver of your satellite telephone gives once poor services indoors. In connection with this, their stability and performance is worse when compared to a cell phone. In addition, the sites that rely on geosynchronous satellites usually suffer from a new transmission postpone of over a second. This is because geostationary satellites are positioned with about 23,000 miles in room. This means that each and every signal has got to travel about 46,000 miles from one handset for the other. Besides, a satellite tv phone mobile is more expensive when compared to a mobile phone. In fact, both the mobile and the services are priced greater than standard cell phones. Contacting satellite cell phones from land lines or mobiles is also very costly although this rarely costs almost anything to the satellite tv phone operator. Satellite cell phones, however, needs to be the preferred gadget if you want reputable communication throughout remote locations where cell phone sites are weak.

Considerations

The satellite telephone is usually designated its own specific country program code. For instance, Inmarsat cell phones are typically designated the country codes between 870 and 874, while Iridium cell phones use the nation codes 8816 and 8817.

History

The first satellite telephone company of the world commenced their services throughout 1979, by the name of International Cellular Satellite Organization, a non-profit global body commenced by the Us. The services was begun to provide a reputable channel pertaining to communication for the maritime local community. From the very start, the organization has been christened as Inmarsat which became a non-public company via 1999.

Forewarning

A significant problem with the majority of satellite cell phones is that in contrast to cell phones, their particular networks usually operate around their full capacity actually under regular circumstances. The actual networks usually don?t have any further capacity to accommodate more variety of calls together. This means that just about any spike within the volume of phone calls, as may be the case during major local and global disturbances, could cause a satellite tv phone circle to collapse. Technical advancements, however, are being accomplished so that satellite tv phone sites can get rid of these problems.

Prominent lawyer?s life unravels amid claims of memory loss, allegations of will forgery

MOBILE, Alabama ? Grappling for two years with allegations of will fakery, longtime prominent Mobile area lawyer Richard Horne has withdrawn from his cases in the last few months, blaming memory loss. His memory problem is ?profound,? he wrote to a federal judge, and ?has reached the point where the representation of clients will be compromised and possibly ineffective.? Horne ? whose notable clients over the years have ranged from suspected killers to wayward mayors to the strip club Sammy?s ? also told the judge that he had contacted the Alabama State Bar seeking advice on how to close his practice. But such actions have done little to deter David Stroecker, a Mobile insurance agent who has pressed a State Bar complaint against the 66-year-old Horne over a will that Mobile County Probate Court jurors determined was forged. ?I?m going to do it. I?m going to keep going,? said Stroecker, who is the stepfather of two women who contested the will. ?He made it personal. I didn?t make it personal.? He said that he wants to make sure that Horne cannot practice law in Alabama again. Tony McLain, the bar?s general counsel, said he could not comment on the complaint because such matters are closed unless the bar decides to tak

Avaya IP Office: Save on your phone system without sacrificing ...

We at KAISERComm provide our customers with a number of different solutions and system providers when it comes to phone systems but none give you the apps and cutting edge technology while saving you more than Avaya IP Office.

Avaya IP Office is our most popular system for our small to medium sized businesses. A big reason why this is our most popular system is its value compared to other solutions. When you compare Avaya IP Office to a competitive solution, IP Office offers nearly 25% lower Total Cost of Ownership (TCO) according to a 2010 Tolly Group report.

Total Cost of Ownership takes into account the cost of acquisition, installation, operation and maintenance of a new system. Because technology is always changing, this report includes the overall cost of owning the phone system for 5 years.

Chris Skordahl, an account executive with KAISERComm has this to say about Avaya IP Office, ?We can typically find enough cost savings from eliminating conference calling costs, the expense of additional lines for faxes or at remote sites, on top of better mobile collaboration that our customers typically upgrade to Avaya IP Office with no additional operational expenses and no capital outlay.? We have many customers who actually lease or finance their Avaya IP Office system and the monthly savings from upgrading to IP Office is greater that their monthly invoice.?

A major reason why Avaya IP Office is able to be so competitive on value is its ability to scale from 2 to 384 users. It can be deployed to multiple locations without the need for a windows server reducing any complexity.? Another benefit of this technology is its reduced footprint and smaller demand for power supply especially due to the fact that it doesn?t always need a windows server to operate.

Avaya IP Office is also rich in applications that help you stay connected while increasing mobility. One of the applications that can really help save the most is the built-in conferencing ability which helps eliminate conference calling fees. Bergenfield Firefighter Stole $2,020 From Union, Cops Say

Posted May 25, 2012 EST

Bergenfield Firefighter Stole $2,020 From Union, Cops Say
United States?(New Jersey) - A borough firefighter has been charged with third- degree theft, after allegedly taking $2,020 from the fireman's union checking account. Edgardo Gomez, 41, of Dumont, was arrested May 14 and admitted to making ATM withdrawals from the Fireman's Benevolent Association account between Feb. 24 and March 13, according to Police Capt. Michael Carr.

Gomez was released with a summons, Carr said, but the case has been referred to the Bergen County Prosecutor's Office. "They will review the case at their level, and they may tell us to add a misconduct charge," Carr said.

Borough Administrator Frederick McGarril confirmed Thursday that Gomez had been suspended without pay, pending the outcome of the case. McGarril would not comment further, saying it was a personnel matter.

Gomez was the treasurer of the association, which has roughly six members. Carr said no motive had been determined.

Steve Ballmer Works On A Wall-Mounted 80-Inch Windows 8 Tablet

Microsoft Giant Windows 8 Screen

Microsoft CEO Steve Ballmer?s taste for the big and bold isn?t limited to his oversized antics; he apparently likes his gadgets large to match. Yesterday, Microsoft VP Frank X. Shaw told Wired UK that his boss gets things done using a gigantic, wall-hung tablet ? and eventually, Microsoft envisions us all doing the same.

?Steve Ballmer has an 80-inch Windows 8 tablet in his office,? Shaw said. ?He?s got rid of his phone, he?s got rid of his note paper. It?s touch-enabled and it?s hung on his wall.?

Note that this is a Windows 8 tablet, not a Microsoft Surface computer. Shaw?s original interview insinuated that Microsoft was going to sell these 80-inch behemoths itself, but Microsoft has since reached out to The Verge to explain that it will be up to manufacturers to decide what type of hardware to run with Windows 8.

Far down the line, Shaw sees us all poking away at screens rather than pecking away at keyboards, although he admits that consumer-focused 80-inch displays are still a ways off.

?Every screen should be touch, every screen should be a computer and should be able to see out as well as see in. That is the way the world is heading (and) those screens are going to be big, small, wall-sized and desk-sized.?

In the short term, you?ll soon be able to grab the software-powered part of the dream: the Windows 8 Release Preview is set to be released in June.

How to Fly a Helicopter—Upside Down

We're in the front seat of a helicopter, thumping along 1500 feet above the foam-flecked waves of the Gulf of Mexico, when pilot Chuck Aaron does something you're never supposed to do. He pulls back on the controls and just keeps pulling. When the helo's nose rears up, I feel my body sinking into the seat as my heart crawls up my esophagus. We keep going until all I see is blue sky, then the line that separates it from the greener blue of the gulf. A little voice in my head is saying huuuunh? and the weight of an implausible yet true realization sweeps over me: The rotors are now below us, the landing skids above. We are flying upside down.

There's a reason why you should never, ever fly upside down in a helicopter: The rotors will bend toward the skids and cut off the tail and you'll plummet to your death. Helicopter rotors are designed to handle a lot of flexion, because each blade has to bend up and down as it moves into and against the slipstream. In normal flight, the blades bend away from the cockpit. But if you fly upside down, they flex in the other direction, giving a whole new meaning to the word chopper.

Aaron, a 63-year-old with a mane of golden hair and a bushy mustache fit for a circus ringmaster, knows all about this. He was a helicopter pilot and mechanic living in Camarillo, Calif., when he got a call from Red Bull in 2004. They'd heard that he'd assembled a U.S. Army attack helicopter from parts scrounged on the open market. They asked him: Could he build a helicopter capable of looping the loop? "No," he told them. It was impossible. End of story.

But Aaron kept mulling it over, and he thought that if you took the right kind of helicopter and modified it in just the right way, you might wind up with an aircraft that could fly upside down. Red Bull gave him the money, and he bought a pair of German BO-105 helicopters with rugged one-piece titanium rotor heads and four short, stiff composite blades. After a year of modifications?he refuses to reveal the engineering details?he took his helo up.

Success did not come easily. For three months Aaron got to know the machine, testing its capabilities. But fear held him back. "I'd get vertical and I'd chicken out," he says. "But over time I kept going a little bit farther, and one day I pulled that sucker up and as I got to my chicken point, I did one of those instant things where I said, 'I'm going for it.' I pulled it straight back and I did the loop. As soon as I saw the ground I was like, 'I can get this!' So I pulled out of that and I did it again. I didn't want to forget how I did it. So I did it again and again?10 times." From that first loop he expanded his repertoire of maneuvers, and today he's the only civilian pilot in the U.S. licensed to perform aerobatics in a helicopter.

It's a cold morning in Pensacola, Fla., when I meet up with Aaron. A big air show starts tomorrow, and with the 20-mph winds, Aaron is debating whether to take part in the rehearsal. One time, he tells me, he almost killed himself trying to perform under similar conditions. This gives me pause, but Aaron assures me that we'll be fine if we go out over the water and try a few maneuvers. So up we go.

We launch from the Naval Air Station's ramp and pass over the beach. Aaron climbs until he's above the barrier island that he'll use as a reference line to orient himself. Then he pulls up into the loop. In a matter of seconds we're over the top, then arcing downward. Aaron has discovered that this can be the most dangerous part. "If I keep it pointed down for too long, I'll build up too much airspeed," he says. "Then I'll have too many g's in the pullout and rip the transmission off."

That doesn't happen today, I'm pleased to report. Aaron once again pulls up into a climb, then startles me by rolling over to the left until our bodies are parallel to the horizon. He keeps rolling until we're upside down, then brings us back up the other side. In a plane, the equivalent maneuver would be a mild trick called an aileron roll; in a helicopter, the procedure causes a disconcerting sensation, as if someone were holding you by your heels over the edge of a tall building.

Next, Aaron pulls back on the stick and waits for his airspeed to bleed off until we're nearly dead in the air. Then he pushes the stick forward. We're floating in our seats in a low-altitude approximation of NASA's Vomit Comet. A second later we're toppling forward. As we fall straight down Aaron rotates us 180 degrees on a vertical axis so our track is like the stripe on a barber pole, then pulls back so we level out.

Aaron keeps stringing together one maneuver after another: up, sideways, down?whoop! I'm starting to think about a barf bag as Aaron pulls out of a climb and turns us into the wind. He's about to unleash the ultimate.

"Zero airspeed," he says, gesturing at the instrument panel. "This is the back flip."

He pulls back, and back, and back. I briefly have the sensation of climbing as the windshield fills with blue, and then the uncomfortable feeling of toppling backward, falling upside down, hanging in my straps, a blur of disorientation. The helicopter has pivoted, heels over head, from a standstill?like a swimmer doing a back flip off a diving board. Then we're right side up again, barreling toward the shore below. My ears are filled with a piercing scream. It's coming from my own throat. It's a scream of pure, blind, mindless joy.

Why this may be the ideal time to buy real estate

Well, it's only taken half a decade, but the moribund real estate market is finally starting to show signs of life. If you were thinking about making a move on a piece of property, right now is possibly the best time. You can still take advantage of low prices in most places around the country, and mortgage rates are at once-in-a-lifetime record lows: 30- and 15-year fixed mortgages are around 4% and 3%, respectively.

Although prices are still near 2003 levels, the signs of an impending resurgence are everywhere you look. The number of people signing contracts to buy houses rose by around 4% in March, according to the National Association of Realtors, and is the highest it's been in nearly two years.

Many would-be homebuyers are surprised to find that one fixture of the bubble era is back: the bidding war. According to a recent survey of 28 housing markets conducted by the Wall Street Journal, there are fewer houses for sale in every single one of those places than there were last quarter. This relatively tight inventory in markets as varied as Sacramento, Phoenix and Washington, D.C., dictate that the law of supply and demand is going to kick in. Even in places like Long Island, N.Y., where there's still a depressing 16-month buildup of housing supply (realtors consider six months' worth to be a healthy number), the number of available homes is falling.

Buyers are no longer shying away from "distressed" properties; that is, short sales and foreclosures. The foreclosure specialists at RealtyTrac.com say there are even bidding wars on foreclosures, because investors know these rock-bottom prices aren't going to last forever.

An increase in short sales is actually a good sign: Short sales do less damage to their surrounding neighborhoods than foreclosures do, both because foreclosures drive values down further and often fall victim to neglect or vandalism. Short sales are also better for banks because they get distressed properties off their books faster and don't have to pay as much in legal and administrative costs. In a recent blog post, RealtyTrac vice president Daren Blomquist writes, "Banks have recently been given additional reasons to opt for short sales rather than foreclosure over the past 18 months," and he forecasts what he describes as a "surge" in short sales this year. By some measures, it's already begun: Short sales first eclipsed foreclosure sales in November, according to Bloomberg, and RealtyTrac data shows short sales climbed by a third from the beginning of this year as compared with the same period last year.

Part of what's driving this movement is more buyers are snapping up properties as rental investments or as vacation homes for themselves. Vacation-home sales grew by 7% last year, as the rising cost of travel drove people to look at "getaways" closer to their primary residences. Trulia chief economist Jed Kolko tells the Wall Street Journal, "People choose second homes that are a shorter drive rather than a plane flight away."

Purchases of investment properties soared by 65% last year, with many buyers scooping up cheap foreclosures and renting them out. Data from real estate number-crunchers CoreLogic shows that the conversion of foreclosures to rentals will be more than a $100 billion business this year and for the next few years.

People are starting to figure out the huge potential in this market: More than a quarter of all the houses sold last year were investment properties. Fortunately for such buyers, there's also an unprecedented degree of demand for rental housing: Homeownership hit a 15-year low in the first quarter of this year, according to data from the U.S. Census Bureau, and rent rates, which climbed an average of 5% last year, are historically high compared with the cost of homeownership.

In some places, such as college towns, a buyer-investor often can make an even greater return on the purchase price of a house. In two-thirds of the places surveyed in Coldwell Banker's College Home Listing Report, you can buy a three-bedroom house for under $200,000. SmartMoney.com points out if the kid renting the house is your offspring, you also can net significant tax savings by purchasing a home and then renting it back to them, thanks to more lenient rules about renting to a family member versus a stranger. (Gift tax laws let you give your son or daughter up to $13,000 a year toward offsetting the cost of those monthly bills, although tax experts recommend that you avoid commingling your accounts and keep a paper trail of canceled checks or rent receipts.)

A new survey from home builder PulteGroup finds that 60% of people renting today would prefer to own their own homes, the Wall Street Journal says. This is good news if you don't plan on being a landlord forever. When mortgage lending standards loosen, there will be pent-up demand from all those renters looking for a place to call their own. The desire to own a home is particularly strong among the so-called "echo boomers," adults under 35 years old. This demographic made up 31% of home purchases last year, the National Association of Realtors says, but that's still a relatively small slice of the roughly 62 million echo boomers in the United States.

Of course, these young adults are also the same ones who have been clobbered by sky-high student loan debt and above-average joblessness, which is keeping some of them on the sidelines of the housing market. Economists say as they mature and attain more financial stability, more will make the transition from renters to homeowners. The desire for homeownership is there; an Urban Land Institute survey conducted in 2010 found that two thirds of 18- to 32-year olds expect to own their own homes by 2015. Even among the remaining one third, 70% say they'll own a home at some point in the future.

For Americans who either have cash to buy or a credit score good enough to obtain a mortgage, there's still time to get a killer deal on real estate, but that window may be closing. If your finances can support it, now appears to be a great time to buy.
